What Does a Condo Inspection Include?
A condo inspection focuses on the interior components of your individual unit. While common areas and shared mechanical systems are the responsibility of the condo corporation, your unit contains plenty of systems and components that deserve careful evaluation, including:
- Interior walls, ceilings and floors
- Windows and exterior doors
- Kitchen and bathroom fixtures and plumbing
- Electrical panel and outlets within the unit
- In-suite heating and cooling systems
- Ventilation and exhaust fans
- Balcony or patio condition
- Appliances where included in the sale
- Signs of water damage, mold or moisture intrusion
- Smoke and carbon monoxide detectors
What's NOT Included in a Condo Inspection?
It's important to understand that a condo inspection is limited to your individual unit and any exclusive use areas. The following are typically outside the scope of a condo inspection:
- Common area hallways, lobbies and amenities
- Shared mechanical rooms and building systems
- Roof and exterior building envelope
- Parking structures and shared garage areas
- Elevators and common area systems
For information on the overall condition of the building, we recommend reviewing the condo corporation's status certificate, reserve fund study, and meeting minutes before purchasing.
Why Is a Condo Inspection Worth It?
Many condo buyers skip the inspection assuming that because the building is maintained by a condo corporation, their unit doesn't need one. This is a costly mistake. Issues inside your unit are entirely your responsibility the moment you take possession; including plumbing leaks, electrical problems, mold behind walls, and failing appliances.
A professional condo inspection gives you:
- A clear picture of the unit's condition before you buy
- Leverage to negotiate repairs or price reductions
- Peace of mind knowing what you're getting into
- Documentation of the unit's condition at time of purchase
