Mold & Asbestos
Mold & Asbestos Testing Services Canada
Why Test for Mold and Asbestos?
Mold and asbestos are found in homes across Canada; particularly in older properties. Left undetected they can cause serious respiratory problems, chronic illness, and significant remediation costs. Testing before you buy protects your family's health and your financial investment.
Mold is commonly found in:
- Basements and crawl spaces
- Bathrooms and kitchens
- Around windows and doors
- Behind walls near plumbing leaks
- Attic spaces with poor ventilation
Asbestos is commonly found in homes built before 1990 in:
- Insulation around pipes and furnaces
- Floor tiles and adhesives
- Ceiling tiles and drywall compounds
- Roofing shingles and siding
- Textured paints and coatings
What Does Mold & Asbestos Testing Include?
Our mold and asbestos testing services each include three samples collected from areas of concern identified during the inspection. Samples are sent to a certified laboratory for analysis and you receive a full lab report with findings and recommendations.
Mold testing options:
- Air quality mold spore testing; measures airborne mold spore levels
- Surface mold sample testing; identifies mold type and concentration on surfaces
Asbestos testing:
- Material samples are collected from suspected asbestos-containing materials
- Sent to a certified lab for analysis
- Results confirm presence, type and concentration of asbestos fibres
What Happens if Mold or Asbestos Is Found?
Finding mold or asbestos during a home inspection doesn't necessarily mean walking away from the purchase. Depending on the extent and location of the issue, options include:
- Negotiating remediation costs with the seller
- Requesting the seller complete remediation before closing
- Adjusting the purchase price to account for remediation
- Walking away from the deal entirely if the risk is too great
Your Atta-Boy inspector will help you understand the findings and your options so you can make a confident, informed decision.
